“This is a wonderful family home with plenty of space for children to play both inside and out. The garden is particularly popular with our grandchildren, no need to go to the park!

We will be sad to leave, but the property is now too large for our needs”

Torrington House is an attractive property which has been extended over the years to create a fine country home set within approximately 2.5 acres of garden. It has good proportions with the principal rooms being large and airy, perfect for a large family but without wasted space.

A large wooden panelled front door opens into a double height hall with an oak staircase leading to a galleried landing on the first floor.

To the right-hand side of the hall is the kitchen, breakfast room and dining room. The recently installed custom kitchen is L shaped and has a range of base and wall mounted cabinets providing plenty of storage and workspace. A central island with granite worktop, cupboards and a wine rack under and a raised seating area to one end complements the kitchen. There is an oil fired Aga, built in Siemens dishwasher, chef's fridge, induction hob with extractor over, oven and combination microwave. In addition there is a large Miele fridge and separate freezer built in, a wine store and walk in larder.

The dining area has French doors opening onto the sunny terrace overlooking the garden. Double doors lead into the sitting room. These can be opened up to provide a large entertaining space.

The 35 foot sitting room has a central feature fireplace with an inset Stuv wood burning stove. There is a granite hearth. One end of the room is a south/southwest facing sun room with multi-paned windows and 2 sets of French doors leading to the gardens. The other end, with another set of French doors, is used as a TV room.

A spacious study is located off the dining area. This has a fireplace with electric fire and a slate hearth. There are fitted bookshelves at one end and a TV point at the other. French doors open onto the terrace.

To the left-hand side of the hall is a good sized utility room with laundry facilities and plenty of space for boots etc. There is a door to the garden and covered way to the garages. The oil fired boiler is also housed here. Next to the utility room is a cloakroom.

There are five bedrooms on the first floor. The master bedroom has a large en-suite with a freestanding bath, separate shower and two basins. There is also a dressing room and small balcony. The second bedroom also has an en-suite with bath and shower. There are three further bedrooms and a family bathroom.

A second staircase rises to a converted loft area providing 2 large rooms suitable for games rooms, study or potentially an additional bedroom with bathroom. Additionally there is a storage room with built in shelving.

This is a fine home which has been updated and improved by the current owners. Well located and set within stunning gardens, this is a home which must be seen to be fully appreciated.

A gated entrance leads to a circular drive providing ample parking and access to the twin garages with adjoining workshop and toilet. A spur off the driveway provides vehicular access to the various outbuildings and gated paddock. The nearly 2.5 acres of park-like gardens around the house are a testament to the current owners vision and hard work. Various flower beds and shrubberies provide year-round colour and interest and soften the boundaries of the property. To one side of the garden is a newly created enclosed vegetable garden with pathways between raised beds forming the shape of a Celtic cross. The lawned garden to the west has been planted as an orchard while the south-west facing lawn to the rear of the house has a number of mature specimen trees and a recently installed central seating area around a water feature. A large paved sun terrace to the rear of the house sits overlooking the grounds and is an ideal place for entertaining.

To the eastern side of the house, two gates lead to a useful paddock extending to approximately 2.6 acres. To the east and south of the house are various outbuildings, including an open fronted barn, large enclosed shed suitable for boat storage and a new potting shed.

The property is situated in a most desirable area within easy reach of both the cathedral city of Truro and the harbour town of Falmouth.

The nearby village of Mylor Bridge offers a range of facilities including a doctors' surgery, post office, general store, butcher, newsagent and pub. The Fal estuary and Carrick Roads are within easy reach and provide superb sailing waters; Mylor Yacht Harbour is approximately three miles from the property.

Truro is the administrative and cultural centre of Cornwall and offers a choice of private and government schools. Falmouth has the deepest natural harbour in Western Europe and is a major maritime and tourist centre.

Perranwell Station offers regular train services to Falmouth and Truro where there is a main line rail connection to London Paddington. Approximately 20 miles from Truro, Newquay airport offers regular scheduled flights to London Gatwick and other European destinations.
