Prime development site next to Falmouth Golf Club comes onto market

Two prime residential development sites on and adjacent to Falmouth Golf Club, have come to the market with Savills.
The 18 hole golf course occupies a cliff top position on the edge of Falmouth, overlooking Falmouth Bay and is located approximately 12 miles from Truro City Centre.
For sale on behalf of D C Hughes (Falmouth) Ltd, the two sites known as Pennance Field and Swanpool Road offer a rare opportunity to develop housing in a high value location next to the well established 18 hole course, according to selling agents Savills.
Pennance Field is located to the west of the Golf Club and is separated from the golf course by a private drive. The Swanpool Road development parcel relates to land on the golf course itself running along the northern boundary and fronting the main access road. The sites have detailed planning permission for a total of 48 new homes. The Pennance Field development comprises 18 houses and the Swanpool Road scheme will provide 30 houses.
Nick Jones of Savills in Exeter comments, “This is a phased development opportunity which enables a developer to draw down the two sites in stages, offering significant cash flow benefits.
“A condition of the planning permission is that the seller will provide a major new clubhouse overlooking the sea, with extensive function facilities and improved parking and landscaping. This will significantly improve the quality of the food and beverage offering, the function facilities and the general environment of the Golf Club, all of which we believe will enhance the value of the proposed houses.
“The completion of the sale of the Swanpool Road site will only take place after construction and occupation of the new clubhouse and completion of the course reorganisation, all expected to be finished in mid 2015, providing continuity for club members during any works.”
