Plans to convert a hotel near Falmouth's town centre into student accommodation are being opposed by local residents and are due to be debated by town councillors on Monday night.

The Park View Townhouse Hotel in Kimberley Park Road currently has 19 letting rooms, although it is registered for 37, but plans from Sky Blue Properties Ltd would see it transformed into accommodation for 24 students which would be managed by Falmouth University.

A report accompanying the application says: "The existing property currently makes a limited and reducing contribution to the economy or communities of Falmouth or Penryn. The current building is outmoded and the small hotel business model difficult to justify on commercial grounds.

"The proposal for student use will bring the building into productive use, will create jobs and bring money to the local economy. It will also take the pressure off residential communities struggling to come to terms with the scale of HMO student accommodation within their midst. Thereby releasing badly needed family housing to the local general market."

Several people have taken to Cornwall Council's website to object to the application. Amy Walker says: "Falmouth has long been a town with students, but it should not exist purely to serve the university's needs. The quality of life of local residents is being increasingly compromised by favouring students over working population.

"I would challenge the suggestion that this development would generate employment of an significant level to be advantageous. The responsibility for accommodating increased student numbers primarily falls to the university, not the burden of numbers falling to residents."

David Shuff adds: "It is inevitable that such a high number of students both from this proposed conversion and other student properties will result in noise, disturbance and anti-social behaviour that would be unacceptable and intrusive to local residents. There would also be highway safety issues due to the poor location of the site together with an unacceptable impact on parking for local residents."

In a letter, Tony and Kate Elliott-Cannon, who live next door, say: "Whilst the majority of students are fantastic, we did not move here to feel as if we were living on a university campus. This number of students in one property in a residential area is too high. Should it be approved our house will be put on the market and we shall move out of this area.

"Falmouth Town is in great danger of losing its character by becoming a university campus. It seems that we have reached a tipping point in the balance and diversity of the town’s population."

The application will be discussed by Falmouth Town Council's planning committee on Monday night. The meeting, in the council chamber above the library, will start at 6pm.
