A PROMINENT block of four flats in Falmouth could be sold for development when it goes under the auctioneer’s hammer next month.

The property, with a freehold guide price of £185,000 to £215,000, is among 155 lots being sold by auctioneers Clive Emson on September 13.

Flats 1 to 4 at Bickland Hill, just off Bickland Water Road on the way to Budock, are currently let at £14,290 per annum, according to the auctioneers. They come with garages and land.

Graham Barton, from Clive Emson, said: “The development angle lies mainly in the area of the garden to the north of the driveway, where there is potential for a residential scheme of some kind, subject to planning consents.”

Two of the flats - 1 and 3 - are let on regulated tenancies, each generating £7,020 per annum on registered rents.

The others - flats 2 and 4 - have been sold on long leases, paying an annual ground rent of £250 between them.

A large amount of development is already taking place in the area, with a multi-storey retail and office building being built just along the road and 94 homes being built further down Bickland Water Road. Another housing development of 104 homes has almost been completed at nearby Union Corner.
