A controversial application for housing on farmland near Truro has been deferred by Cornwall councillors.

The application by Inox Group and Exemplar Projects for land at Langarth Farm, Threemilestone asks to build 1,500 houses, a restaurant, hotel, employment space, a care home, a park and ride extension and a primary school on a green field site.

The application is closely linked to the fortunes of the bid to build a Stadium for Cornwall on neighbouring land.

However Phil Mason, head of planning, has written to councillors to say the stadium was not relevant to plans.

The developer Inox originally submitted two parallel applications for land at Langarth, Threemilestone. The stadium was given outline planning permission in October .

The council says that the chairman of Cornwall Council’s Strategic Planning Committee, Mike Varney agreed to defer this application after a vote by coucnillors.

It was, due to be considered on Thursday, April 5, but according to the council, due to "additional information relating to the heads of terms and the section 106 agreement, which was sent to members late yesterday afternoon, members stated that they needed extra time to scrutinise the additional information."

Rob Saltmarsh, managing director of Inox group, said: "I'm exceptionally disappointed that the application has been deferred again, but I can understand that members want more time to consider the information that has been put before them.

"Since we started this process two years ago the waiting list for social housing in Truro has increased from 1,000 to 2,200 today so we therefore hope that members will be able to reach a positive decision when they consider the application on the basis that we feel the Section 106 package is exceptional, delivering as it does 525 affordable homes for Truro, together with significant infrastructure improvements and community facilities."
