PLANS for a massive housing development on land between Falmouth and Budock Water are set to be submitted to Cornwall Council.

A pre-planning application has been handed to the authority by CSA Architects acting on behalf of developers Magily Ltd.

The 100-acre site is situated to the west of Bickland Water Road, running from the footpath opposite Mongleath Road south to the boundary of the Pendra Loweth holiday park off Roscarrack Road.

CSA architects have refused to discuss the details of the scheme, although the pre-planning application to the council states it will be a “major urban expansion” and masterplan for the growth of Falmouth, to facilitate a major mixed use development on the western edge of the town.”

If it gets the go-ahead, the plans would fill in the border between the village of Budock Water and Falmouth, joining the two together for the first time.

Budock Parish Council chairman John Bastin said the news was not unexpected.

He said: “It would seem that the developers are prepared to take a risk because as of yet this land has not been designated for development.

“It will be the death knell for Budock Water and the coalescing of the village with Falmouth that I have predicted for some time will happen very quickly.”

Falmouth town councillor David Sterratt said he was worried by the speed at which developments were being pushed through the planning system.

He said: “This will happen eventually, but it is the pace of development in that area, there are already plans in for land just up from there.

“The pace is too quick, there is no thought going into this and they do not seem to care about what we want down here.

“If these were all going to be affordable homes that would benefit local families, we would welcome it, but it will not be that.”

Councillor Mike Varney, who represents the Boslowick ward in Falmouth and is chairman of the strategic planning committee at Cornwall Council said he had not heard anything about the plans.

He said: “These have not come across my desk yet.”

Councillor Mark Kaczmarek, Cornwall Council’s portfolio holder for housing, spoke this week of the need to be realistic over housing plans for the area.

He said: “When you look at Falmouth’s future growth, the objections are coming from people in Penryn and Budock Water, because the town cannot grow in any other direction, but Falmouth is one of the busiest towns in the south west.

“You have the university there, and if the dredging goes ahead, you will have a huge driver for new employment, and there is already a huge housing shortage there.”

He added: “We have to be sensible and responsible about this. “We could look at the situation and say Cornwall is full, and that any more building of houses would spoil the countryside, and we would be incredibly popular I am sure.

“We have to understand that the population is rising, and that the type of accommodation people want is changing, so we need new housing.”

Well as Mr Bastin says it was only a matter of time before these shemes came forward.Having visited the open day exhibtion for the scheme opposite conway road i was informed that these proposed development sites were identified by cornwall council.Which leaves me puzzled by Councillor Varneys comment on having no knowledge about this latest scheme ,surely council departments liase with each other.

I too was a bit puzzled by Councillor Varneys' comment of no knowledge about this latest development site. I sincerely hope that it doesn't get passed - this is the wrong place for more housing, the road is busy enough as it is and, with the school and the parents who continue to clog the road up with their cars and 4 x 4's in the mornings, it will increase the risk of a serious accident in the future.

incidentally councillor Kaczmarek, the objections are not all coming from Budock or Penryn - I am a Falmouth resident from the Boslowick area and I travel Bickland Water road several times a day - do you?

Glad you agree, early days to say how many houses and of those numbers of affordable homes.Of course numbers of families will have a crippleing effect on schools,doctors our ever decresing hospital and other services.As for employment for a substantial amount of new residents nobody knows.These propoed schemes will have far reaching effects for all of Falmouth.

Thiking about it falmouth rugby club had plans for some of the land in this scheme so Mr Varney must have been aware of developments concerning this at town and county level over the past few years.

If all of these houses were for the people born, who work or have family living here then it might get support. If all it is going to do is provide retirement homes, holiday lets or opportunities for people to move into the area because they like it, not so they can contribute to the area, then it is a very bad idea.
I know someone who was renting locally. Was born here and who has small children that go to school here. Has all their family in the Falmouth / Penryn area. Who's partner works here. Being evicted so the landlord can rent to someone else. They have been told the nearest place they can rent is Plymouth.
Soon Falmouth and Penryn will be so full of council tax non-payers that we wont be able to pay for any council services.
We need homes for local people, that stay for local people, first.

A 100acre site will hold an alarming number of houses.
What about the infrastructure, as has been pointed out Bickland Water Road is bad enough at present. Has any thought gone into schools which are already full, doctors surgeries, an appointment now takes some getting, the hospital, lower police numbers and jobs.
All this needs to be taken into account before planning is even talked about

woodist, if the council and planners cared about infrastructure they would have applied the same thought to the university!
Why bother when you can just dump a developement in an area and forget about it. It gives the definition of planning a whole new meaning.
