Plans for up to 340 new homes, along with offices and a medical practice on the outskirts of Helston are due to go before councillors tomorrow despite the developer already having lodged an appeal with the Planning Inspectorate.

Jackamax Ltd is behind the proposed development at Trewennack and has already taken the matter to appeal for non-determination after Cornwall Council failed to come to a decision by the target date of November 7.

The planning application is for a mixed use scheme on the 15.4 hectare greenfield site on the edge of Helston. The development would consist of up to 340 houses, offices, a doctor’s surgery/health centre and open space.

Forty per cent of the housing would be affordable with 70 per cent available to rent.

Both Wendron Parish Council and Helston Town Council have objected to the proposals, but members of Cornwall Council’s strategic planning committee are to be told at their meeting tomorrow, that officers support the scheme.

Councillors are being urged to support the recommendation that the council raises no objections to the appeal and that if the application had remained within the council’s jurisdiction, it would have been minded the approve it.

The S106 planning obligation would secure the on-site affordable housing, along with contributions to education and off site open space. Highway improvements would also be locked in as well as surface water drainage systems, the submission and approval of a travel plan and dedication of land for a future Trewennack bypass.
