A fresh planning application for retirement homes on the site of the former Admiral Nelson pub in Falmouth has been submitted, showing changes which aim to improve the previously approved scheme.

Planning consent already exists for a “retirement living scheme” on the now derelict site in Bar Road, but McCarthy & Stone have decided to make some alternations which make a fresh application necessary.

The new scheme will see 44 “high-quality” apartments built on the site - 15 one and 29 two bedroomed, which will, according to the company, address a specific local housing need, allowing older residents the chance to continue living locally.

The proposed changes to the approved scheme include the retention of all the protected trees, which the existing planning consent allowed to be removed, and improving the public footpath on Bar Road to benefit existing and future residents. 

The proposed drainage system has also been re-designed so that potentially disruptive off-site works are no longer required.

Shane Paull, McCarthy & Stone’s South West regional managing director, said: “We are proposing a high-quality regeneration solution for this brownfield site in order to provide much-needed specialist accommodation for local older people in an ideal location close to public transport links, local shops and services.

“Although this vacant site already benefits from a valid planning permission for a retirement living scheme, we are proposing some changes, which seek to improve on the existing consent.”
