Residents of Swanpool are calling on Cornwall Council to refuse permission for 28 homes on greenfield land despite the planning officer's recommendation to approve it.

The Falmouth Bay Residents' Association has submitted a dossier titled The Case For Refusal to the council's Central Sub Area Planning Committee ahead of its meeting on Monday, where it has been advised to approve Linden Homes' application for a site off Swanpool Road.

The application, which Linden has claimed will include 11 affordable properties, has been brought to committee by Cornwall Councillor Alan Jewell following concerns overs its impact on the character of the area and the a nearby area of outstanding natural beauty (AONB).

The residents association, which claims to support more than 250 households, has laid out seven general points to be taken from the dossier.

These include: The development contravenes the National Planning Policy Framework, the Cornwall Local Plan and the town's emerging neighbourhood plan; no detailed analytical evidence in support of the developer's sustainability claims has been presented; and the refusal of a previous application when "the inspector stated the site made an important contribution to the visual appearance of this attractive area."

Other points include opposition from the Falmouth community, including over 150 objections made to Cornwall Council and the identification of less sensitive areas for development.

In its final point, the association said: "In their own group marketing literature Linden Homes state that 'Brownfield developments account for almost 100 per cent of all homes they build and are typically well-located close to local amenities and transport links.' This is not the case in this instance."

The group concluded: "In the interests of our community FBRA urges planners to deny this application."
