The planning application which seeks consent to replace the Rosslyn Hotel in Falmouth with purpose-built student accommodation has been submitted and has already attracted comments from 27 people opposing the scheme.

Studious Building (Falmouth) Ltd are behind the scheme which would provide 128 student beds plus ancillary accommodation at the Kimberley Park Road site. The proposed development would be managed, 24 hours a day.

A report accompanying the application states: "During the day there will be an accommodation manager and maintenance staff on site. Out of office hours, there will be four trained student wardens who will be available to deal with any incidents and to provide a contact point for local residents should it be necessary. Staff will be recruited from the local area."

It adds: "The accommodation is not specifically designed for first year students but for the more mature and discerning students. The communal areas are sited at the front of the property. A social area is proposed at third floor level with a roof terrace. In the interests of neighbours and those occupying nearby rooms, the applicant is willing to accept a condition limiting the hours of use of the terrace.

"The Residences Management Plan includes a section on community liaison which aims to reassure neighbours that there will be a responsible member of staff with whom contact can be made outside normal daytime hours. The occupants will be required to respect the reasonable requests of the management team and refrain from activity that might cause a nuisance to

neighbours. It makes clear that any complaints will be dealt with and responded

to."
