The first step towards 219 new homes on the outskirts of Helston has been taken after Cornwall Council gave its approval to an outline planning application.

The council's strategic planning committee gave the go ahead to developer David Martin's plans for the HX2 site, which has seen the number of proposed homes cut from 480 following a survey of noise from nearby Flambards theme park.

The committee gave delegated authority to the head of planning and enterprise to approve the application, subject to conditions.

The developers will have to complete an agreement that the project will provide 30 per cent affordable housing, as well as a section 106 agreement to provide funding for education and highways, although as David Martin owns open space near to the development a gift of land may be provided in lieu of an open space payment to the council.

There had been concerns regarding noise levels from Flambards theme park. In the planning committee addendum, it states: "Flambards have confirmed that they have no objection to the revised scheme for 219

dwellings."

The officer also said: "I am satisfied that the proposed do not build line will provide an adequate level of

protection based on the noise report submitted but this will need to be tested."

Developers now have three months to reach agreement on their planning obligation, and the next step towards building the new homes will be the submission of a full planning application to Cornwall Council.
