A first glimpse has been given into how a major new housing development in the north of Helston could look once built.

Developers have submitted detailed plans for 99 homes, 30 of which are proposed to be classed as affordable, on the HX1 site between Gwealdues and Trewennack, after outline planning permission was given for 450 units, along with offices and a medical practice.

This application now looks at matters such as how the first houses to be built will look, as well as parking and drainage matters and where exactly they will sit on the site, fronting the main road the A394.

Before making the application, developers Robertson Developments Ltd asked for advice from Cornwall Council's planning department.

Senior development officer Chloe Pitt highlighted a number of potential pitfalls, in her opinion, over the development that is now being referred to as Park an Daras.

In the plans that she was asked to consider, the business element of the development (the offices and medical practice) were located at the far north west end of the site, but Mrs Pitt believed it would be better suited as a "gateway feature" at the entrance, or alternatively at the centre of the site.

She also advised a meeting with Wendron Parish Council and Helston Town Council, the division Cornwall councillor Loveday Jenkin and neighbouring homes.

The council's highways officer has also commented, saying that "200 per cent" parking - two spaces per home - would be acceptable, although visitor parking near the main access point should be reconsidered due to the parking manoeuvres that would be necessary on the main route through. The officer also described a pedestrian route that also catered for cyclists as "vital."

In response to this formal application, the Cornwall Council Lead Local Flood Authority said it objected to the application because bigger soakaways would be needed to prevent potential flooding and currently there was no enough room set aside to allow for this.

The body claimed that "little consideration" had been given to who would be responsible for the soakaways or the access needed to maintain them.

Members of the public have until next Wednesday, June 7 to give their opinion to Cornwall Council, with Helston Town Council due to discuss the plans tomorrow at 7.15pm in the Guildhall.
