Guide price

4.18 acres of pasture land in a peaceful position with road frontage, close to North Cornish Coast. Suitable for grazing or camping.

SITUATION

The land lies in peaceful and attractive undulating countryside close to the rugged North Cornish Coast and enjoys far reaching views. The popular tourist resort of Bude is just over 4 miles away and the market town of Holsworthy (which has a thriving livestock market) is located 7.9 miles away. Both towns enjoy a comprehensive range of sporting, shopping, education, health and leisure amenities. The land lies just over 1 mile from the A39 and is just 20 miles from the A30 Lifton Junction. This provides convenient access to the cathedral cities of Truro and Exeter and the National motorway network at Exeter.

DESCRIPTION

The land comprises 4.18 acres (1.69 hectares) of pasture with road frontage and fine views over unspoilt Cornish countryside.

Parts of the land are relatively level and the remainder slopes down towards the eastern boundary. The southern and eastern boundaries are good stockproof Cornish hedges, providing good shade and shelter. There will be a requirement for the purchaser of Lot 3 to erect a new stock fence along the western boundary. The current owners have managed this organically registered land without artificial sprays and chemical fertilizers. Many of the rushes on the lower parts of the land are a result of the extensive management of the land. If desired, these could largely be controlled by more intensive farming.

The land is likely to appeal to purchasers looking for horse or livestock grazing or perhaps tree planting. It would be equally suitable for camping or recreational uses, subject to any necessary consents. There are a number of recreational uses including siting a caravan or tent that can be carried out for up to 28 days under the Permitted Development Right rules.

DEVELOPMENT POTENTIAL

The land has potential (subject to obtaining any necessary consents) to erect stables, a field shelter or modest agricultural barn. Purchaser must satisfy themselves on this point.
