A most charming and characterful stone and slate cottage, in a truly unique location, with no near neighbours. The property benefits from attractive gardens and an adjoining pasture paddock with a river bank boundary.

The accommodation is clearly illustrated on the floorplan overleaf and briefly comprises: an entrance hall, with door to bathroom and steps down to kitchen/breakfast room with stairs rising to first floor. The comfortable sitting room has an inglenook fireplace and windows overlooking the garden.

To the first floor there are three bedrooms with views over the front garden.

The property is approached via a shared driveway which splits to the private drive, owned solely by the property. (Please note, a public footpath runs along the eastern boundary of the property along part of the driveway.) As the drive descends, it is flanked by its own pasture paddocks and finishes at a parking area for several vehicles. Gates from here lead to the woodland area which borders the banks of the River Lynher. Further gates lead to a pasture paddock with field shelter, kennel and potting shed. A detached TIMBER WORKSHOP 4.88m x 3.05m (16 x 10 ) with power and light connected. There is an entrance gate to an attractive garden with a raised decked patio area and steps to a greenhouse and vegetable patch. A gateway leads to a small paddock which descends gently to the river bank with a chicken run. The property extends in all to 2.8 acres (or thereabouts).

We understand from the vendor there is 160 yards of single bank fishing on the River Lynher with several holding pools and races along the bank.

There is the opportunity to purchase (by separate negotiation) 2 colonies of Cornish Black bees and ancillary equipment for bee keeping and honey extraction.
