An extremely attractive, well built and appointed house, originally a barn but completely rebuilt circa 2010, providing exceptionally high levels of insulation and energy efficiency, creating a stunning 'eco-build', in a delightful semi-rural location of just 4 other properties, conveniently located for the surrounding towns of Falmouth, Penryn, Redruth, Camborne and Helston.

'Nion' was constructed by our clients circa 2010 to an extremely high standard with much use of natural materials, creating a stunning home, in a delightful semi-rural location, in a small select complex of just four other homes.

Of attractive granite-clad elevations with cut slate sills and a pitched roof of natural slate, the property benefits from extremely high levels of insulation to provide extraordinarily low running costs, especially when combined with triple glazing, under-floor heating provided by a communal ground source heat pump, solar thermal roof panels, a shared borehole water supply and 'reed-bed' sewerage system.

Some services are shared on a communal basis with 'Nion' being apportioned 17%, 20% and 32% for the lane maintenance, water and sewerage, and ground source heating respectively. This apportionment being based on a predicted number of cars, occupants and cubic meterage. Further details of which are available from the offices of Laskowski & Company.

Throughout, the light, bright and contemporary accommodation is extremely well appointed with features including oak flooring, oak skirtings, architraves and window sills, vaulted ceilings with exposed beams, a bespoke hand-built oak kitchen with appliances, and contemporary sanitary ware to an en-suite shower room and family bathroom, both with travertine marble flooring.

A sunny terrace extends across the front of the property and enjoys the southerly aspect, and to the rear, there is an area of lawn, along the rear boundary of which a timber fence will be erected. In addition, some prospective purchasers will be interested to note the owners are prepared to consider the sale of additional land in the ownership of 'Little White Alice'; further details of which are available from Laskowski & Company.

'Little White Alice' is a small former farmstead which has been developed by the vendors into a small, select and extremely environmentally-friendly community, surrounded by countryside, close to the hamlet of Carnmenellis and the western shoreline of nearby Stithians Reservoir. Penryn town and university campus is approximately six miles distant, the outskirts of Falmouth approximately nine miles away, and the central and western Cornish towns of Redruth, Camborne and Helston are also within an approximate fifteen/twenty minute drive away.
