SITUATION

The property enjoys a stunning cliff-top location above the delightful fishing village of Polruan, to the east side of the Fowey estuary on the beautiful South East Cornwall Heritage coastline. This charming and relaxed village untroubled by the frenetic bustle of its neighbour, Fowey, yet linked by a regular ferry service. The waters of the estuary are renowned with plentiful deep-water moorings and some of the finest sailing waters in the country. Close to the property is access to the South West Coast Path with beautiful unspoilt walks along the coastline in both directions. The village enjoys a strong community spirit, two public houses, local shop, village primary school and post office.

DESCRIPTION

The spacious 3 bedroom house was originally constructed in 1969 of stone, block and an interlocking tiled roof. The property commands a wonderful cliff-top location with scope for redevelopment subject to the necessary permissions.

The accommodation is clearly illustrated on the floorplan overleaf and briefly comprises: double glazed sliding doors into a storm porch leading to the inner hallway.

The ground floor has a front aspect bedroom overlooking the garden, shower room, boiler cupboard and a utility/store room with space and plumbing for a washing machine and a worktop with stainless steel sink.

Stairs from the hallway lead to the first floor landing which has an airing cupboard and access to the boarded loft. The kitchen comprises base and wall mounted units, 1 bowl stainless steel sink, a window with views across the estuary to Fowey, a large walk-in pantry and serving hatch to the sitting room. The sitting room itself has a large picture window with uninterrupted sea views, double doors to the rear garden and a stone open fireplace (currently not in use).

From the landing are doors to the shower room, separate wc and two further bedrooms with fitted wardrobes and panoramic sea views.

The property is accessed via a quiet parish road to a tarmacadam drive with off road parking for several vehicles. The garden is laid mainly to lawn with a range of trees and shrubs at its borders. There is pedestrian access around both sides of the property to the rear garden which is laid to lawn and enjoys uninterrupted panoramic sea views.
