THE PROPERTY

An exceptionally unique, and individual character single storey barn conversion of much charm, offering three bedrooms, two bath/shower rooms, modernist open plan living accommodation, whilst tucked away in an 'off the beaten track' rural location, with it's own stunning wooded grounds, and well stocked gardens. This charming character barn conversion has a wonderfully secluded position down a quiet no through lane, offering private off road parking, and enjoying a high degree of privacy.

The property which was converted circa 1995, has most attractive part exposed granite/stone/hardwood external elevations, under a pitched slate tiled roof, double glazed windows, and warmed by an oil fired central heating system incorporating under floor heating. Our vendor has advised ourselves that the combi boiler is approximately two years old. The home is further warmed during the winter months by the log burning stove situated in the open plan living room area. Although a relatively modern residence, the property retains character features, incorporating exposed roof trusses within the vaulted ceiling, situated in the open plan living areas.

The fabulous well stocked and mature generous gardens have a 'magical feel', and are a real feature to this desirable property, offering a plethora of specimen plants, shrubs, trees etc, naturally providing much colour throughout the year. Discreetly hidden behind fencing to the rear of the garden, is a wooden cabin incorporating a guest bedroom, together with a nearby detached shower room building, which is a great asset for visiting friends, or a teenage 'crash pad'!

SERVICES

Mains Electricity. Private Drainage. Private Water Bore Well. Oil central under floor heating.

LOCATION

Lowertown is located on the north west periphery of Helston. The gorgeous hamlet consists of an eclectic mix of various rural properties located in a gorgeous sheltered sylvan valley setting with the river Cober meandering it's way down to the coast. The area is a haven for wildlife, and offers fabulous walking scenery along the Cober valley. The historic market town of Helston stands at the gateway of the Lizard Peninsula which is Britain's most southerly point, which gives access to some of the most dramatic coastal scenery and beaches the UK has to offer. The coastal and inland villages are most picturesque which add to the overall charm of this delightful and highly regarded peninsula. Helston has an eclectic array of individual shops, well regarded schools (both junior and senior) sports centre, doctor's surgeries, pharmacies and a cinema. The area boasts some outstanding walks and scenery nearby, eg Helston's boating lake through the National Trust land towards the outstanding Loe Pool and Loe Bar with the sea nearby.

DIRECTIONS

From Helston, take the Redruth Road, and just on the northern fringes of Helston, take to left hand turning directed to Lowertown. Continue along this road, crossing the River Cober at the bottom of the valley, take the first turning on the right into Bal Road, and the property can be found along this lane on the left hand side.
