Well presented detached barn conversion with a detached annexe and just over two acres in a beautiful rural location near Stithians.

Humberts are delighted to market this large, detached barn conversion, situated in just over two acres on the outskirts of the popular village of Stithians. The property has been in our client's ownership for the last 15 years and in that time, they have made impressive improvements to the property and grounds. A viewing is strongly recommended to fully appreciate this delightful home.

The approach to the property is via a private lane, shared with two neighbouring properties. The gravel driveway then sweeps up to the main barn as well as the detached annexe. Double doors open into the kitchen dining room, complimented with dual aspect windows affording a wealth of natural light. The range cooker is the centre piece of the kitchen, finished with wood work tops, Belfast sink and a range of integral appliances. A door opens to the utility room which is fitted with a work top and sink drainer, tiled floor and the oil-fired boiler.

From the kitchen steps lead up to the spacious living room. With a vaulted ceiling and dual aspect windows, the living room affords a wonderful feeling of space and light, complimented with reclaimed wood flooring and a feature log burner. Tri-folding doors open to the garden, with a hallway leading to two bedrooms. The master bedroom is a spacious room with front aspect windows and double doors opening to the garden. It also affords a walk in dressing room, and a large ensuite, with a shower cubicle, WC and wash hand basin. The 2nd bedroom is a good double with a rear aspect window and ample space for free standing wardrobes.

To the first floor, there are two further bedrooms and a family bathroom. The larger of the two bedrooms features dual aspect windows allowing plenty of natural light and countryside views. The 4th bedroom is a good size with a front aspect window affording countryside views.

The detached annexe is a wonderful addition to the property and would suit those with an dependent relative. Converted by our clients and exceptionally presented, the accommodation provides a spacious lounge kitchen dining room, two bedrooms and a shower room.

Externally, the gardens and paddocks are a true delight. The garden is presented as large open lawn areas with mature trees and hedgerows. There is a large timber decked area with the main barn, as well as its own driveway and a detached double garage. The annexe has its own independent gravel driveway and parking, complimented by a large area of lawn. The large paddock is a tremendous asset to the property, and would be perfect for those with horses.
