PLANS to demolish a house in Carbis Bay and replace it with eight new ones have been thrown out unanimously by councillors.

Cornwall Council’s west sub-area planning committee considered the application from Andrew McGivern when it met on Tuesday morning.

The application was to demolish the house known as Little Hendra in Boskerris Road and replace it with eight houses.

Planning officers at the council had recommended the plans for approval but the committee voted unanimously to refuse planning permission.

The committee heard that the original plans had been to build nine new homes, six of which would have been three storey, but the plans were scaled down in an attempt to address concerns.

St Ives Town Council said it had the “strongest possible objection” to the plans with concerns about them being an overdevelopment of the site with an excessive amount of hard landscaping and a loss of green space.

A representative from the town council said that previous plans submitted in 2014 to build three houses would be acceptable but eight was too many.

They added: “This design and layout is something more suited to the Costa Del Sol.”

Local Cornwall councillor Linda Taylor supported the town council’s view saying: “Residents expected a new application would be submitted when it was sold. What they were not expecting is an application for eight homes.”

She said she was concerned about the lack of open space and that the local primary school was over subscribed.

Cllr Taylor added: “The amount of hard landscaping proposed is a real cause for concern. Considering the steepness of this site and the amount of hard landscaping proposed there is a risk of severe flooding for neighbouring properties.”

Committee member Richard Robinson said eight houses was far too many to replace one property and the development was too big for the site.

The committee voted unanimously to refuse planning permission.
