Three West Cornwall properties smashed their guide prices as Clive Emson Auctioneers began 2020 with a bang.

The building at 11 Bond Street in Redruth sailed past its freehold guide price of £70,000 to £90,000 when it sold for £126,000. A mixed commercial and residential property, it was the first lot in the opening auction of 2020 by the regional land and property auctioneers on Thursday, February, 13.

The property has a well-proportioned shop and studio flat on the ground floor and a large maisonette on the upper floors with its own access plus an area of hardstanding at the back of the premises.

Senior Auction Appraiser Dave Henwood said: "Bidders recognised the considerable potential of this mixed-use property in a prime location.With the final bids comfortably exceeding the guide, it was a superb way to start our first auction of the year."

Another property near Redruth also sold handsomely above its guide price during the auction. Wheal Damsel Farm fetched £287,000 when the auctioneer’s gavel fell, the guide price had been £200,00-£250,000.

Mr Henwood added: “This site has a number of paddocks and outbuildings as well as its chalet bungalow, giving its new owner a number of options subject to the necessary consents.”

There was also strong bidding for Tremethick House at Tremethick Cross, near Penzance, which sold for £203,000 – some £53,000 above the lower range of its freehold guide.

The semi-detached property informally comprises a two-bedroom flat and a three-bedroom maisonette. However, there is planning permission in place for an extension and reconfiguration into a ‘regular’ house with three bedrooms.

Auctioneer Graham Barton said: "Tremethick House was another property in strong demand at auction with bidders spotting the opportunity to realise a variety of different schemes subject to the necessary consents.”
