Controversial plans to build 94 homes on a site in Camborne will go before councillors again tomorrow.

The development on land off Tregenna Lane already has outline planning permission but a reserved matters application has not been granted approval twice.

After being refused permission previously due to concerns about how surface water drainage was to be tackled it came back to councillors earlier this month.

That meeting saw the application deferred after councillors failed to reach a decision on approval or refusal.

The new application proposes a new solution to the drainage issue which would see surface water taken via a pipe to Roseworthy Stream.

This solution has been deemed acceptable and the application has been recommended for approval by planning officers.

When it was deferred at the last committee meeting councillors asked for more information about the drainage scheme including the cost and whether it was financially viable.

Applicants AKD Developments have provided the information which is included in the report which will go before the committee on Monday (June 29).

It states: “The drainage pipe would be 150mm diameter. This is relatively small as the discharge rate is very low. This is designed to be less than the natural discharge rate from an undeveloped site. Due to the size of the pipe it is exempt from requiring permission from the Environment Agency.

“The estimated cost of the off site link is about £320,000 compared to £300,00 for the pumped system. The increased cost is marginal and has no impact on viability.”

Councillors had also questioned the amount of amenity space which would be provided for each of the homes – the developers say that it would be, on average, 125 sq metres per home which is “significantly greater” than other developments.

An updated report which will go before councillors also includes comments from the council’s forestry officer to address concerns from objectors that the drainage pipe could lead to a loss of trees in Penponds Woods.

The officer has stated there would be “minimal impact” on trees with the loss of one early mature oak tree.

Objectors say that the plans should be refused saying that they have concerns about the surface water drainage, the design and the layout of the development.

Camborne Town Council has also objected to the proposals on the same grounds.

Cornwall Council’s West Sub-Area Planning Committee will meet online on Monday (June 29) to decide the application.
