A business site in Helston's main street is one of a number of properties up for auction later this month.

The building at 57 and 57A Meneage Street was at one point a charity shop raising money for Cornwall Air Ambulance, and has previously also been a fish shop, cigarette and sweet shop, and a butchers.

It is being sold with a freehold guide price of £55,000 to £65,000.

It is made up of a ground floor and basement for commercial use, with independent access to a two-bedroom maisonette above.

Auctioneer Graham Barton said: “This well-located property is in a prime position in Helston town centre.

“It is likely to appeal to investors who can see the potential of a dual-component property following comprehensive refurbishment.

“Alternatively, it is likely to draw interest from owner-occupiers who may wish to use both elements or just one and let the other.”

The building is being sold jointly with Smart Commercial Property of Helston and is among the lots in the sixth auction of 2020 by the regional land and property auctioneers Clive Emson on Wednesday, September 23.

It is joined by another business for sale, close to Portreath Beach.

The link-detached property at 1 Railway Terrace, complete with an enclosed rear garden, has a freehold guide price of £135,000 to £165,000.

Graham said: “There is graphic potential for residential development of this property, subject to the necessary consents.

“It is currently being used as trading premises by a dog grooming business called Pampered Paws but it is shortly to become vacant.

“Developers may see the scope for conversion of the existing property, perhaps with some upwards extension, or even with a studio-type outcome on each floor subject to the necessary consents.”

The property is being auctioned jointly with Redgrave Commercial of Truro.

Other properties going under the hammer at the same auction include a detached, three-bedroom bungalow at 4 North Hill, Blackwater, near Truro.

The house, on a large plot, has a freehold guide of £140,000 to £160,000.

There is also a four-bedroom detached, chalet style bungalow set on nearly five acres in Carharrack.

Fairlands, in Trevarth Road, has a freehold guide of £250,000 to £300,000.

Graham said: “This is a particularly wonderful and rare opportunity to acquire a rurally located property with great potential.

“It is likely to appeal to a variety of buyers, including farming and equestrian interests along with developers and builders.

“There is clear potential for improvement and extension of the existing property as well as scope for a ‘Grand Designs’ style replacement home, subject to the necessary consents.”

The land, which includes several outbuildings and a garage, extends to 1.93 hectares (4.78 acres). It is being auctioned jointly with MAP Estate Agents.

Finally, an extended mid-terrace house close to Redruth town centre is going under the auctioneer’s gavel.
