A planning application for a new development in Porthleven at a site next to the old Methodist chapel is currently being considered by local authorities.

The proposed site sits on Peverell Road and will be approximately 15 metres from the Grade II listed chapel building also situated on the road, which closed its doors in 1990.

According to the planning application, the proposed development would include a single, three-storey dwelling and off-road parking for two vehicles.

The developers of the site could, however, face obstacles in their bid to build as not only would the site sit adjacent to the Grade II listed chapel, it would also fall inside an area of conservation that is currently designated as an area of outstanding natural beauty.

In its 'conservation principles,' Historic England lays out that the site's 'aesthetic value' is defined as 'the ways in which people draw sensory and intellectual stimulation from a place.'

The application states that the chapel exhibits 'traditional Cornish architecture' and that is has 'value within the streetscene.'

The application also claims that the development would not adversely affect any features of geological conservation importance, while also stating that the proposed dwelling would not seek to replicate the historic buildings and would "differentiate the old from the new."

According to Enhanced Land & Planning: "It is considered that there is sufficient physical separation for the dwelling to have no impact on the historic fabric of the chapel, and sufficient visual separation between the dwelling and the chapel for there to be limited negative visual impact on the setting of the chapel.

"The site lies within a highly sustainable location, centrally positioned within the settlement, where the presumption in favour of such a development applies.

"The construction of the dwelling on this site would reintroduce built form onto the former chapel complex, where once buildings ancillary to the chapel stood.

"The dwelling will retain a sense of subservience in comparison to the chapel, but would appear as an separate plot within an established residential area, showing suitable innovation for the residential setting.

"There will be negligible impact on the significance of the Porthleven Conservation Area as a result of this proposal."

Neighbours have until March 8 to comment on the proposal on the Cornwall Council website, planning reference PA21/00795.
