Linden Homes has said it is 'aware' of its planning obligations after fears were raised that is going back on a promise to build a pedestrian footpath from a housing development down to Swanpool Beach.

The company issued a statement after rumours started circulating that it was no longer building the agreed pathway down through The View development on Swanpool Road down to the beach.

In its statement the company said: "We are still in the process of completing The View at Swanpool and can confirm we are aware of our planning obligations and will continue to work with the local authorities as we finish the development.”

The building of the footpath was one of the conditions that Cornwall Council imposed when it granted the developer planning permission for the development above Swanpool where homes are for sale for as much as £935,000 and £950,000.

‘Prior to the first occupation of the 25th dwelling hereby approved the pedestrian link from the site to Swanpool shall have been completed and be available for use in accordance with details that shall have been submitted to and approved in writing by the Local Planning Authority.

"The approved footway shall thereafter be maintained in accordance with the approved plans and kept open and available to residents and members of the public.

"Reason: To ensure that the essential links to the surrounding area are provided at the appropriate time in accordance with advice in the National Planning Policy Framework 2019, paragraphs 91, 108 and 110 and policies 12 and 27 of the Cornwall Local Plan 2016."

A concerned resident told the Packet the footpath was needed because extra traffic on Swanpool Road had made walking 'extremely hazardous'.

“There are now rumours that Linden Homes are no longer building the agreed pathway down through the development to the Beach," they said. "This was the only element of this development that local people approved of. It was particularly important as the extra traffic on Swanpool Road has made walking extremely hazardous.”

Plans for 28 homes at Swanpool given the go ahead by the planning inspectorate in 2016 in a ruling which overturned a previous decision by Cornwall Council to refuse the application.

Recently the company was forced to apologise after a bung was accidentally removed allowing dirty waste water from the site to pour into Swanpool's crystal clear waters through a surface water pipe.
