Two shops in Helston and a former chapel and Sunday school were among the lots at auction this week.

Trewennack Chapel and adjoining Sunday school was sold for £159,950 after keen bidding at auction.

The Methodist buildings were listed with a freehold guide price of £130,000 to £140,000 but strong demand took the final sale price higher.

Senior auction appraiser David Henwood said: “This Methodist chapel and its adjacent Sunday school building offer plenty of potential for the new owner.

“The chapel exudes character and charm with a large worship hall while the Sunday school offers good sized accommodation too.

“In a rural location yet close to the town of Helston, the buildings offer a variety of potential uses for the new owner, including residential conversion subject to the necessary consents.”

Trewennack Methodist Chapel and Sunday School were auctioned in arrangement with Christophers Estate Agents of Helston.

They were among the lots in the first auction of 2022 by the regional land and property auctioneers Clive Emson.

Also up for bidding was a mixed-use property in a prime location in Helston town centre’s shopping streets was in demand at auction.

The property at 57 and 57A Meneage Street – a ground floor shop with a basement and a three-bedroom maisonette – was listed with a freehold guide price of £110,000 plus.

But keen bidding for the property took the sale price to £136,000 when the gavel eventually fell.

Mr Henwood said: “This charming mixed-use property’s location in the town centre and its potential made it a winner at auction.

“It offers a number of options for its buyer, including owner-occupation as a live/work unit, as a letting investment or resale back into the local market.”

The property was auctioned jointly with MAP estate agents of Barncoose.

Also in Helston town centre, an investment property at 47-49 Meneage Street fetched £103,000 – well above its freehold guide of £65,000 to £75,000.

It is currently let at £6,500 per annum on a 30-year commercial lease from February 2007.

With a courtyard and two store buildings outside, the property includes commercial space over two floors along with living accommodation at first floor level.
