Developers hope to knock down two houses and build eight new ones in their place on land near a Helston school.

Planning consultants Situ8 has submitted an application for outline planning permission on behalf of Rhosnoweth Developments Ltd, on land next to Helston Community College.

The two properties are currently at Channel View, in Gander Lane, but the developers say they fallen into disrepair and have been partially removed for safety reasons.

Writing as part of the application, Situ8 said: "The application site at Gander Lane represents a large plot with two former (derelict/vandalised) residential properties and outbuildings.

"These dwellings have been partially removed due to their unsafe and dangerous nature. The buildings are of no architectural merit or local significance

such to warrant preservation."

Developers want to demolish what is left of the houses and surrounding buildings, and split up the land into eight plots, which they said would help offer extra family accommodation in the current housing crisis.

"We consider that the proposal in this urban setting will be responsive to local circumstances and support housing developments that reflect need for all, particularly as there is a housing crisis in the county.

"The proposed residential development will provide much needed family accommodation for those wishing to live and remain within the town," said Situ8.

The consultants argued that the increase of six additional houses on the site was "not considered to be harmful or lead to road traffic/safety issues," adding: "This is the ideal site to be developed for such development,given its links to the centre and connectivity by other travel modes other than the motor car."

They said parking would be provided for all the properties. Finer details such as this, and design, would come in a second application over "reserved matters", should outline permission be granted.

Situa8 goes on to add in the application: "The number of houses proposed and scale of the development does not include any affordable dwellings as the proposal falls below the threshold requirements for the provision of affordable dwellings, as well as falling below the threshold for the provision of financial contributions."

A public consultation has now been launched on the Cornwall Council website, reference PA22/03372.
