A shop with separate flat in the centre of Helston is among a series of “investment properties” going up for auction next month.

The three-storey building is at 7 Meneage Street and has Vapes Direct trading out of the ground floor flat.

Above is a two-storey maisonette, with two bedrooms across two floors.

It has been put up for auction with land and property auctioneers Clive Emson, with a freehold guide price of £110,000.

Senior auction appraiser Katie Semmens said: “This is a well-located property at the heart of Helston.

“It comes to auction with the benefit of an existing occupier of the ground-floor commercial premises and a separately accessed and good-sized maisonette with residential letting potential post updating works.”

A rental value of £725 per month – or £8,700 per annum – has been estimated for the maisonette after refurbishment work is completed, while the commercial premises already delivers £6,480 per annum, the auction house has said.

It is one of a number of Cornish lots at the auctioneers’ final sale of the year, ending on December 14, which have been described as “investment properties” by Clive Emson.

Another, in Perranporth, is a semi-detached property divided into one house and three flats that has a guide of £330,000 plus.

Located at 31 Blue Seas in Liskey Hill, it was previously let at £28,000 per annum. The house and two of its flats have two bedrooms each, while the third flat has one bedroom.

Katie said: “This is a large property with great sized communal gardens and parking.

“It was previously used as a successful rental and holiday let property for a number of years and is expected to appeal to investors seeking to start or add to their rental portfolio.”

A three-storey townhouse divided into three flats in Green Lane has a freehold guide price of £210,000 plus while a detached home called Polgrey Smithy in St Day is listed at £200,000 plus.

They are among the lots in the eighth and final sale of 2022 by regional land and property auctioneers Clive Emson.

At 9 Green Lane, also up for auction, each of the one-bedroom flats are currently let – delivering a total of £15,600 per annum, said the auction house.

Polgrey Smithy at West End in St Day has two bedrooms and was most recently used as a holiday let.

Katie said: “Both of these properties are likely to appeal to buy-to-let investors.

“The Green Lane apartments come to auction with the benefit of an immediate return on investment while Polgrey Smithy offers potential for continued use as a holiday let, as a rental property or owner occupation.”
