Plans to turn a former police station into flats, a holiday park near the Eden Project, and 23 affordable homes near St Austell are among the latest planning applications submitted to Cornwall Council this week.

Every week more than 100 applications are validated by Cornwall Council and we have selected some of the more interesting proposals.

All planning applications submitted to the council have to be validated and are available for inspection by the public. Anyone is also allowed to submit comments about the applications – whether in support or objection.

The majority of planning applications are decided by planning officers at Cornwall Council under delegated powers. However, some applications will go before elected councillors who sit on planning committees. No dates have been set for when the planning applications below will be determined. They can be viewed by going to the planning portal on Cornwall Council’s website.

Conversion of old police station, St Ives, to flats New plans have been submitted by Merlin Cinemas to convert the former police station in St Ives – which the company bought in 2021 – into six one-bedroom flats and a one-bedroom maisonette.

The Cornwall-based cinema group says converting the Art Deco building to small, low-cost apartments would be suitable for young people living and working in St Ives.

A previous planning application by the cinema company to convert the building into six studio apartments and three maisonettes was refused last year due to the poor layout of the ground and first floor apartments, which meant the bedrooms would have no windows. There were also a number of other design issues.

The brief was to redesign the scheme to ensure that the apartments have sufficient internal area to meet the nationally described space standards, with windows for every bedroom, therefore reducing the scheme from six studio apartments on the ground and first floors to four one-bedroom apartments.

The applicant has stated that the high purchase price of the building, coupled with the huge rise of construction costs and materials in recent years, means that for the project to be financially viable, it is essential to extend the second floor, to provide an apartment within a third floor roof extension.

The redesigned scheme seeks to refurbish and enhance the original Art Deco-style building, with modest extensions at the rear of the second floor and on the roof, which will provide sufficient contrast with the original building without detracting from its character.

Holiday park, Trethurgy The council has received a pre-application for advice for a proposed holiday site, featuring 34 units, and associated works at Kingdons Farm Caravans, Trethurgy near St Austell.

The applicant wishes to provide additional holiday facilities, with a mix of touring caravan pitches, and camping pitches and pods. Shower and toilet blocks will also be provided. While the number of spaces is not yet fixed, the indicative site plan suggests around 34 holiday units on an existing camp site near the Eden Project.

Affordable-led housing, Whitemoor, near St Austell There has also been a pre-application enquiry by James Ramage to build 23 new properties, a mix of affordable houses and flats, on land north of Cleers Cottage, North Road, Whitemoor, near St Austell.

The applicant feels the proposed development would contribute to the supply of housing in Cornwall, particularly the supply of affordable housing in the parish of St Stephen-in-Brannel. The intention is to attend a meeting of St Stephen-in-Brannel Parish Council, presenting the plans and supporting information.

Vodafone mast and dishes, near Launceston Pre-application advice is sought for the installation of a mobile phone base featuring a 17.5m mast complete with three antennas, three dishes, and two associated ground based cabinets within a timber fenced compound on land at Newhouse Farm, Canworthy Water, Launceston.

The applicant is Cornerstone, the UK’s leading mobile infrastructure services company, working on behalf of Vodafone. The proposal would provide mobile phone communications services to the Canworthy Water area.

Convert former furniture store into a micro-brewery, St Ives Shane Andrews, of Higher Stennack, St Ives, has applied to convert the former Whites Furniture Store at Consols, St Ives, into a micro-brewery and two flats. The applicant currently runs his own micro-brewery from a container in his garden but the new plan would allow the business to grow and keep the building partly for commercial use. The flats would be made available for employees of the brewery.

Holiday cottages, near Redruth A planning application has gone in for the construction of seven two- and three-bedroom holiday cottages to allow for the expansion of North Coast Holiday Cottages on New Portreath Road, Redruth. The application was previously given outline permission in 2016.
