The former house of multiple occupation (HMO) is being offered jointly by Miller Commercial and auctioneers Clive Emson Land and Property Auctioneers, with a leasehold guide price of £100,000 to £125,000.
Arica House at 13 Market Square in St Just is described as a substantial period property, arranged over two upper floors overlooking the popular Market Square.
Senior auction appraiser Kate Semmens said: “Arica House was formerly a lucrative HMO providing ten letting rooms, all of which are now vacant – and the property would benefit from a course of updating throughout.
“It offers potential for development into a number of flats, subject to all necessary consents being obtainable, and would make an ideal investment post-conversion or a re-sale opportunity.”

A detached house with a large garden near Redruth is also coming up in the same auction later this month.
Three-bedroom 220 Agar Road in Illogan Highway is among 178 lots in the auction.
Offered jointly with Bill Bannister, it is listed with a freehold guide price of £115,000-plus at the firm’s auction which ends on Wednesday, September 20.

The property has off-road parking for at least two cars and what is described as a “sizeable garden” with a store/workshop to the rear, with Morrisons and Lidl close by.
Auction appraiser Tom Lowe said: “The property has recently been used as a popular rental and will make for a good addition to an investment portfolio.
“Others may see the potential for re-development due to its large sized plot, subject to all necessary consents being obtainable.”
Bidding for the current auction, the sixth of eight this year, goes live on Monday, September 18 and ends on Wednesday, September 20.
