Controversial plans to build 30 homes on unused agricultural land south of Mabe Burnthouse look set to start this winter after the housebuilder completed plans to purchase the site.

West Country housebuilder Devonshire Homes has announced it is set to to start work on building the new homes this winter contributing to the community under its S106 agreements, following the completion of the firm’s purchase of land off Antron Hill.

The application was originally opposed by the parish council and residents who said they didn't want the village to become a 'commuter community'.

People in Mabe Burnthouse said that their village did not need more houses and is already ‘overcrowded’.

Mabe Parish Council said at the time it did not support the application and ‘vigorously" objected to it.

It said it was the only green belt space now separating Mabe Burthhouse village from the industrial area of Penryn.

However, despite the objections the application for the 3.7acre site was given the go-ahead and Devonshire Homes says it will bring 30 "much-needed" new build homes to the area.

It says it will be offering homes for all types of buyers, and will bring two, three and four bedroom detached houses and bungalows to Mabe Burnthouse alongside two and three bedroom affordable homes.

The development known as Hornblower Heights will provide future homeowners with easy access to the A39 and A394, offering connections to Devon and South Cornwall, says the house builder.

It says as part of its S106 agreements, Devonshire Homes will be making contributions to the local community.

This will include £57,456 towards local education and a Special Areas of Conservation contribution of £4,800. Space will also be provided for a LAP (Local Area of Play) and an off-site POS (Public Open Space) contribution will be made of £20,172.

Construction of the "energy efficient" homes is planned to start this winter with the first occupations expected in summer 2024.
