Housing association Coastline Housing has submitted planning applications to build 58 homes near two primary schools in Cornwall in a bid to ease the housing crisis in the Duchy.

Plans state that 100 per cent of the homes would be classed as 'affordable'.

The proposals are for developments near St Erme with Trispen Community Primary School, outside Truro, and Braddock Cof E Primary School at East Taphouse.

The St Erme proposal would see 36 affordable homes built on 1.45 hectares of land adjacent to the school. Designed by Trewin Design Architects, the housing would be set within a framework of ‘greenspace’ with associated access and infrastructure to support the proposal on a site currently made up of grade 3a agricultural grazing land of improved pasture for grazing.

The site is surrounded by tree-lined hedges which define the north east and western boundaries. The site is bounded by agricultural land to the north, east and south with residential dwellings and school buildings to the west. A new woodland buffer to maintain the character settlement edge would be provided to define the southern boundary of the site.

The homes would be a mix of one, two, three and four-bedroomed homes, comprising two bungalows, four flats and 30 houses. Affordable homes will be tenured for affordable or social rent and shared ownership, with 19 being for affordable and / or social rent and 17 for shared ownership.

Car parking would be provided at a ratio of one space for one-bedroom flats and two spaces each for bungalows and houses. The proposed street layout would be accessed by a new site access leading from the existing road on the north eastern boundary.

Coastline Housing is also seeking approval to build an affordable housing development of 22 properties on land west of Braddock Cof E Primary School at East Taphouse, near Doublebois and Dobwalls.

Also designed by Trewin Design Architects, the housing scheme would be on 0.94 hectares of agricultural land near the school. The proposal is to construct a mix of one, two, three and four-bedroom homes. Thirteen of the affordable homes will be tenured for social rent and nine will be for shared ownership.

Parking will be provided across the site with one space per one-bedroom home and two spaces for all others, with six further spaces across the development for visitor parking.

The proposed street layout would be accessed by utilising and adapting an existing field access leading from the existing road on the northern boundary. The initial entrance into the site has been worked with the existing site constraints. The streets will be designed to the current Cornwall Council Highways standards for visibility and alignment.
