A lower ground floor flat in St Ives named Two Cents Worth has proved anything but – after it sold for £187,100 in an auction bidding war.

On a 999-year lease, the one-bedroom property at Skidden Hill was among 140 lots listed across southern England by Clive Emson Auctioneers in the firm’s June auction.

Described as having “stunning views across St Ives Harbour and beyond”, the property was sold on the instructions of Cornwall Council.

Katie Semmens, senior auction appraiser, said: “There was keen interest in Two Cents Worth, which led to 33 bids and the hammer coming down on £187,100, which was £72,100 above guide price.”

The auction also included a lot at Goonbell, St Agnes, in the form of a triangular parcel of freehold land over 1.26 acres (0.51 acres) that sold for £46,000, more than twice the guide price.

Land in Polcoverack Lane, Coverack, near Helston, which had a freehold guide of £35,000 to £45,000, sold prior to auction; the plot is situated between properties in an established residential area with the waterfront a short walk away.

Re-available is a freehold site to the rear of 7-14 Kenwyn Gardens, Turo, measuring about 0.05 acres (0.02 hectares). There was nil-reserve price guide.

Also listed was a character cottage in Mousehole - St Clements Terrace, with two bedrooms, sun porch and tiered garden, which had a freehold guide price of £175,000. St Clements Cottage was being auctioned jointly with Marshall’s Estate Agents.

Clive Emson Auctioneers’ next auction ends on July 26, with bidding going live 48 hours beforehand and the catalogue live from July 7.
